One agent working for both parties simply cannot get the highest price and best terms for the seller and the lowest price and best terms for the buyer. Q. Does the buyer have to pay for our services?
A. No. I provide my services free of charge to all buyers. I am paid by the selling brokerage on completion of a successful sale. My fees are set by the selling brokerage when they list the property. I have a fiduciary responsibility to you the Buyer only!

Q. Can I save money by contacting the Selling Brokerage directly?
A. No. The Selling Brokerage has a contract with the seller to charge the same fee regardless of who actually sells the property. Contacting the Selling Brokerage directly will not save you any money, in fact it is more likely to cost you money as the Selling Brokerage can not legally provide you with full representation and negotiate on your behalf.

Q. Will you point out the negative, as well as the positive aspects of each home?
A. Yes. Because I work for you and not the seller, I don't try to "sell" you on any particular homes. In fact, I point out the negatives so you can make an informed decision, and there are no surprises after you move in. I have no vested interest in selling one particular home that I have been contracted by a seller to market. Therefore my only interest is in finding a property that meets your exact requirements and then making the transaction flow as smoothly and as profitably as possible.

Q. Will you keep everything I tell you confidential, including my financial information, motives for buying and negotiating strategies?
A. Absolutely! I am ethically and legally bound to keep all of your information confidential. Actually, I try to find out as much as possible about the seller's situation, so I can use it to your advantage in my negotiating strategy.

Q. What does an exclusive buyer agent do for me specifically?
A. An exclusive buyer agent represents only your interests as a homebuyer. This means:

Keeping information provided by you confidential.

Assisting you with financing sources and programs.

Providing all known information about the seller's motivations.

Pointing out both the positive and negative features of a home.

Never pushing you toward a more expensive or inappropriate home.

Providing comparable market data to evaluate a sales price.

Helping you formulate a negotiating strategy.

Coordinating with your inspector, lender, and title company.

Managing the closing process and solving any problems.
